Why a Real Estate Agent Is Key in Property Sales

Why You Need a Real Estate Agent When Selling Property

Real Estate Agent: The Person Between Two Fires

An Agent Is Not Just “Photos and Commission”

Real estate agents are often wrongly perceived as people who simply take a few photos of a house or apartment, show it to a buyer and take a commission. In reality, an agent is much more than that. They are professionals who combine knowledge, experience and objectivity, and their role goes far beyond the first impression.

An Objective Party in the Sale

One of the most challenging moments in any property sale is agreeing on the price. Every seller sees their property as unique and expects that to be reflected in the price, while every buyer wants to pay as little as possible. The key is to find the real market value – a price that both sides can accept.

Example from practice

When a buyer offers a price that is far too low, the agent will immediately explain why such an offer is unrealistic. Similarly, if the seller sets the price too high, the agent will warn them about the risk of losing serious buyers.

In such moments, emotions often take over: sellers may react with anger or frustration, buyers with disappointment. The agent’s role is to calm the situation with reasoned explanations of market trends and clear comparisons. When there is genuine interest from both sides, agreements can always be reached.

An Agent Sees an Opportunity – or a Problem

While sellers often focus only on the price, and buyers on emotions or budget, an agent can see the bigger picture. They know when a deal is an opportunity, and when it is better to step back and avoid a problematic transaction.

Example from practice

One buyer discovered after signing the contract that a neighbor had the right of easement to access the sewage line through the property. The seller was unaware of this because they had not lived in Croatia for years. The situation was not recorded in the land registry and could have caused disputes. As agents, we took the initiative: we prepared a sample path, marked the width and location of the passage, and helped clarify and resolve the issue without conflict.

When Problems Arise After the Purchase

Real estate transactions are complex, and there is always the possibility that issues surface after the sale is completed. This does not necessarily mean that the seller was hiding information – often such details appear later, especially when the owner has been away from Croatia for a long time and is not familiar with all the local circumstances.

In such moments, the role of the agent is crucial: to calm the situation, explain the available options, connect the buyer with legal advisors, and manage communication so that trust between the parties is not lost.

The Agent as a Mediator in Life

If it were possible, an agent would also be useful in many other situations – from school meetings to buying a car or resolving disagreements with people where compromise seems impossible. In real estate, their role is exactly that: to be the person between two fires, who with knowledge and experience leads the process to completion – whether immediately or over time.

Example from practice

A buyer was waiting for the bank after signing the pre-contract, but the procedure was delayed and in the end they had to switch banks. The payment was postponed for a long time, and the seller began doubting the buyer’s seriousness.

We did not doubt, because we know these situations – we have seen them before and we understand how banks operate. Our experience allowed us to reassure the seller, explain the process and give the buyer the time they needed to finalize the financing. In the end, everything was completed successfully, to the satisfaction of both sides.

Conclusion: More Than a Role on Paper

A real estate agent is not just a profession, but a combination of experience, knowledge and objectivity. Their role is to reach agreements and ensure a safe realization of every transaction where there is serious interest and realistic conditions.

The experience of an agent makes a huge difference: recognizing potential problems before they become obstacles, knowing how to resolve them and having a network of professionals who can assist. Selling and buying property is always emotionally and financially demanding – but with an agent by your side, you are never alone.
